MINUTES OF A JOINT PUBLIC HEARING OF THE CITY COUNCIL AND THE
PLANNING AND ZONING COMMISSION OF THE CITY OF PEARLAND, TEXAS, HELD
ON AUGUST 11, 1997, 6:30 P.M., IN THE COUNCIL CHAMBERS, CITY HALL, 3519

1. CALL TO ORDER
The meeting was called to order at 6:30 p.m. The purpose of the meeting was read by
Planning and Zoning Commissioners.
II. PURPOSE OF HEARING
Request of owners for an amendment to the Land Use and Urban Development
Ordinance of said City from Classification Suburban Development District (SD) to
Single Family Dwelling (R-1) on the following described property, to -wit:
Located in the Sandoval Subdivision, a part of Section 15 in the H.T.&B.R.R. Co.
Survey, A-241, Brazoria County, Texas:

V. COUNCIL/PLANNING COMMISSION/STAFF DISCUSSION
Councilmember Kevin Cole asked if the designation on Morenci Street has been
resolved. Mayor Pro Tem Helen Beckman said regarding the waterline, the
Resolution is completed or in the process of completion.
VI. ADJOURNMENT
The joint public hearing adjourned at 6:38 p.m.

1. CALL TO ORDER
The meeting was called to order at 6:39 p.m. The purpose of the meeting was
read by Chairman Pat Lopez.
11. PURPOSE OF HEARING
Request of Fidel Sandoval, Jr., owner, for an amendment to the Land Use
and Urban Development Ordinance of said City from Classification Suburban
Development (SD) to General Business (GB) on the following described
property, to wit:
.213 acres in the west 1/2 of the northwest 1/4 of the northeast 1/4 of Section 15,
H.T.&B.R.R. Co. Survey, A-241, Brazoria County, Texas (2714 Morenci Street)
Project Coordinator Alan Mueller presented the location of the property.
III. PERSONS WISHING TO SPEAK FOR THE PROPOSED REQUEST
None.
IV. PERSONS WISHING TO SPEAK AGAINST THE PROPOSED REQUEST
Michael Cotter, 2549 Lazy Bend, was opposed to mixing residential and general
business zoning.
V. COUNCIL/PLANNING COMMISSION/STAFF DISCUSSION
Councilmember William Berger asked for a clarification on the house on the
property, and if it is currently a single family dwelling or business. Councilmember
Kevin Cole said a previous business was in a portable building on the north of the
subject. The subject property appears to be a single family residence. Mayor Pro
Tem Helen Beckman stated the neighbors in 200' proximity to the property have
been notified of the proposed zone change. Mayor Reid asked if there could be a

residential home in General Business. Mr. Mueller said a single family home would
be a non -conforming use in General Business, but a single family residence would
need a specific use permit. Councilmember Richard Tetens asked if the adjacent
vacant lot to the north was zoned General Business, and Mr. Mueller replied that
it was zoned Suburban Development.
VI. ADJOURNMENT
The public hearing adjourned at 6:43 p.m.
