The Joint Public Hearing was called to order at 6:37 PM.
H. PURPOSE OF HEARING
Request of owners for an amendment to the Land Use and Urban Development Ordinance of
said City from classification Suburban Development District (SD) to Commercial District (C) on
the following described property, to wit:
Legal Description: 23.846 acres, Lot 1-2, Block 20 and part Lot 4, Block 20; and 43.34 acres
being Lots 1 and 3 and part Lots 2 and 4, Block 22 and all of Lot 1 and
part of Lots 2 & 3, Block 23; and 19.22 acres being Lots 3 and 4, Block 21;
all within the Allison Richey Gulf Coast Home Co. Suburban Gardens
Subdivision, T.C.R.R., Section 4, A-675, Brazoria Co., TX (Northwest
corner of SH 288 and Broadway Street)

Planning and Zoning Chairperson Charles Viktorin read the purpose of the hearing into the
record. Manager of Administrative Support Tobin Maples explained the slide presentation.
Director of Pearland Economic Development Corporation Mike Chance spoke in support of a
business park development.
111. PERSONS WISHING TO SPEAK FOR THE PROPOSED REQUEST
Wellington Stevens, III, spoke in support of the zone change request.
Harry Masterson, 2904 Robin Hood, stated that they feel this is the best location for a Class A
business park.
Carrington Weems, 9919 Kirby Drive, Houston, spoke in favor of the zone change. He stated
that he feels this would be a good development for Pearland.
Bill Walsh, 2010 Broadway St., explained that he owns six acres across CR 92 from this project.
He stated that Commercial zoning would be good for everyone.
Maria Ledesma, 2853 Manvel Road, spoke in support of the request.

V. COUNCIL/PLANNING COMMISSION/STAFF DISCUSSION
Mr. Tobin Maples, Manager of Administrative Support
Council Member Richard Tetens expressed concern about the western edge of the property.
He stated that it should be Office Professional to create a buffer between the commercial and
residential developments. Mayor Pro -Tem Larry Marcott agreed with Council Member Richard
Tetens.
A discussion ensued regarding the possibility of a Planned Unit Development (PUD) on the
West boundary of the property.
