ZONING COMMISSION OF THE CITY OF PEARLAND, TEXAS, HELD ON MONDAY,

A series of Joint Public Hearings was called to order at 6:34 PM with the following present:

r The meeting was called to order at 6:35 PM.
II. PURPOSE OF HEARING
Request of owners for an amendment to the Land Use and Urban Development Ordinance
of said City from classification Suburban Development District (SD) to Light Industrial
District (M-1) on the following described property, to wit:

record. Director of Community Development and Services Gene Tumlinson showed the

Jim Williams, General Manager ofTurbocare, explained the operations of their business.
He stated that they purchased the property in the Spring of 1999. He added that they have
been in business in the greater Houston area for thirty years and presently employ one
hundred six -nine people. He also stated that they will hopefully add seventy-five
employees in the next five years.
Mike Chance, City of Pearland Economic Development Corporation Director, spoke in
support of this request. He stated that Turbocare is an outstanding international company
that would be an asset for our community.

Planning and Zoning Chairperson Mary Starr read the purpose of the hearing into the
record. Director of Community Development and Services Gene Tumlinson showed the
location map. He explained that this is the second phase of Autumn Lake subdivision.
III. PERSONS WISHING TO SPEAK FOR THE PROPOSED REQUEST
John Taylor, 2709 Lighthouse Drive, Houston, explained that this is the final ten acre tract
in a one hundred forty acre subdivision. He stated that the other acreage has already been
zoned R-3.
IV PERSONS WISHING TO SPEAK AGAINST THE PROPOSED REQUEST
Alec McKennon, 3202 Camelot Court, asked how this zone change would affect his
property which is located directly across from the subject property.
V. COUNCIL/PLANNING COMMISSION/STAFF DISCUSSION
Director of Community Development and Services Gene Tumlinson stated that this
proposed zoning would not affect Somersetshire Estates.
Councihnember Klaus Seeger stated that at least Mr. McKennon would have the
assurance that this property would be developed as residential.
