PURPOSE OF HEARING Request of owners for an amendment to the Land Use and Urban Development Ordinance of said City from classification Suburban Development District (SD) to Light Industrial District (M-1) on the following described property, to wit: Legal Description: Lot 9, Block 3, Hickory Creek Place subdivision, as recorded in Vol. 11, pgs 1-2 of the map records of Brazoria Co., TX (14004 O'Day Road) Owner: Don and Margarette Chasteen 3202 Ivy Bend Drive Pearland, TX 77584 Planning & Zoning Chairperson Mary Starr read the purpose of the hearing into the record. PERSONS WISHING TO SPEAK FOR THE PROPOSED REQUEST Don Chasteen, 14004 O'Day Road, explained that his new address is now 2106 O'Day Road. He stated that he runs a freight business. This location is a 5000 sq ft temporary storage facility where he temporarily stores non -hazardous, non-toxic products. He stated that the items are normally only kept at this location for two to three weeks. Mr. Chasteen explained that he also runs the business out of Dallas, therefore, he occasionally needs to park empty trailers on the property. He stated that since he bought the property he has repaved and keeps the property mowed. He added that he does not have any trash or supplies outside of the building. He explained that the lot is not large enough to build a house, therefore, they want to zone it General Business. Galveston, explained that he has had a practice in Pearland for ten years. He is proposing to build his new building on this property. IV. PERSONS WISHING TO SPEAK AGAINST THE PROPOSED REQUEST Lisa Price, 3204 Hamm Road, stated thatthe back corner ofthis properly touches her property. She explained that she purchased her property eight years ago. At that time, the property was surrounded by residential lots. She explained that the vacant lots on the FM 518 side of her property acted as a buffer between the residential and Neighborhood Services zones. Ms. Price expressed concerns about drainage with the substantial amount of concrete and paving that this new business would bring. PERSONS WISHING TO SPEAK FOR THE PROPOSED REQUESTS Lourel Jones, 1030 Hillhouse Road, explained that the agenda showed this address as 102, however, it should be 1102 Hillhouse Road. He stated that Mr. May was living in a small house on this property until the house was demolished in order to build the new house. He added that Mr. May has had to relocate temporarily because they could not start building the new house until the property was zoned. IV.
