commissioners.
PURPOSE OF THE HEARING:

REQUEST OF ROBERT I. ELLIS, JR., OWNER, FOR AN AMENDMENT TO
THE LAND USE AND URBAN DEVELOPMENT ORDINANCE FROM
CLASSIFICATION COMMERCIAL DISTRICT (C) TO LIGHT INDUSTRIAL
DISTRICT (M-1) ON THE FOLLOWING DESCRIBED PROPERTY, TO -WIT:
Lots 1-9, 43A, Abstract 542 of the H.T & B. Survey (3800-
3900 Halik Road, Pearland, Texas)

PERSONS SPEAKING FOR THE PROPOSED REQUEST:
Robert Ellis, 3925 Halik Road, Pearland, TX. Mr. Ellis stated the
reason for the zone change is because the Light Industrial
classification more adequately reflects the nature of this
property. He said the property is a combination of warehouses used
by local business people, carpet companies, and electrical
contractors and that a commercial classification does not apply to
the nature of the businesses in the area. He further stated that
he anticipated some additional buildings being built in the area
and this zone change will accommodate that. Mr. Ellis informed
that the front part of the property, which faces Telephone Road, is
not involved in the zone change, but this area will eventually be
turned into a strip center or an office building.

PERSONS SPEAKING AGAINST THE PROPOSED REQUEST: None
QUESTION AND ANSWER PERIOD:
Councilmember Tetens asked whether or not Mr. Ellis had any
specific uses proposed that would fit in an M-1 classification as
opposed to Commercial.
Mr. Ellis stated he doesn't see any change in the characteristic
use of the property from what it is now. There will be a retention
pond between the industrial site and the nearby apartments, as well
as a landscape berm, or a hill, planted with some bushes and/or
trees to create a sound barrier.
