Maximum Square Footage for Accessory Structures
Public Hearing: A request by Juan Fernando Corrales, applicant, on behalf
of Maria Guevara, owner, for approval of a variance as permitted by the
Unified Development Code, Ordinance No. 2000-T, to allow a variance to the
size regulations for accessory buildings (Section 2.5.3.1(g)) to exceed the
maximum permitted area for an accessory structure within the R-2, Single-
Family Residential-2 District, to wit:

and Variance to Expand a Nonconforming Structure Exceeding
Permitted Size
Public Hearing: A request by Blanche Kadair-Carr, applicant, on behalf of
Jake and Amanda Jones, owners, for approval of a special exception and
variance as permitted by the Unified Development Code, Ordinance No.
2000-T, to allow for the addition to an existing non-conforming structure in the
Single-Family Residential-1 (R-1) District (Section 2.7.3.7(a)(2)), and
accessory structure exceeding permitted size (Section 2.5.3.1 (g)), to wit:

3. Consideration and Possible Action - VAZ2026-0235: Variance to Exceed
the Permitted Accessory Structure Size
Public Hearing: A request by Orlando Suarez, applicant on behalf of the
owner, Manuel E Gonzalez, for approval of a variance pursuant to the Unified
Development Code, Ordinance No. 2000-T, to allow a variance from the
maximum permitted accessory structure size in the Single-Family
Residential-1 (R-1) District (Section 2.5.3.1(g)) to permit an existing
accessory structure that exceeds the allowable size limit.
Legal Description: A parcel of 1.6046-acre tract of land situated in the H.T &
B.R.R Company Survey, Abstract No. 546, Brazoria County, Texas and being

4. Consideration and Possible Action - VAZ2026-0191: Special Exception
for Development to Occur on a Property with Existing Nonconformities
and Variance to Reduce Corridor Overlay District Setback
Public Hearing: A request by Rocio Jasso, applicant, on behalf of
Wencelado Holdings, LLC, owner, for approval of a special exception and
variance as permitted by the Unified Development Code, Ordinance No.
2000-T, to allow:a. A variance to allow for the reduction of the required 30-
foot required setback for parking and maneuvering areas required within the
Corridor Overlay District buffer (Section 2.4.5.1.(c)(2); b. A Special Exception
to allow for the construction of a new structure on the same property where
nonconformities already exist (Section 2.7.3.7.(a)(4).

Canopy within the Side Setback
Public Hearing: A request by Tetra Land Services, applicant, on behalf of
BE Broadway Realty, LTD., owner, for approval of variance as permitted by
the Unified Development Code, Ordinance No. 2000-T, to allow a canopy to
be closer than 5 feet to a side property line (2.6.1.1(f)(2)(c)), to wit:

Discussion and review of the Zoning Board of Adjustment Rules of
Procedure. Formal recommendations for amendments will be presented at a
future meeting.
