1. VAZ2026-0010: Variance for the Reduction of the Corridor Overlay
District Parking Setback for Office Warehouses
Public Hearing: A request by Salim Obied, applicant, on behalf of Niyaz
Irsaliev, owner, for approval of a variance, as permitted by the Unified
Development Code, ordinance No. 2000-T, to allow a variance to reduce the
minimum setback for offstreet parking and maneuvering areas on a Corridor
Overlay District (Section 2.4.5.1(c)(2)), to wit:
Legal Description: Lot 1, Block 1, Minor Subdivision Plat of McHard
Business Park, a subdivision in Brazoria County, Texas, according to the
map or plat thereof recorded in County Clerk’s File No. 2025031638 in the
Plat records of Brazoria County, Texas.
General Location: 3919 McHard Road, Pearland, Texas.
