HomeMy WebLinkAbout20250721 Planning and Zoning Commission Regular Meeting MinutesMINUTES OF THE REGULAR MEETING HELD IN -PERSON BY THE PLANNNG AND ZONING COMMISSION OF THE CITY OF PEARLAND, TEXAS, MONDAY, JULY 21, 2025, AT 6:30 PM IN COUNCIL CHAMBERS, CITY HALL, 3519 LIBERTY DR. CALL TO ORDER Vice Chairperson Jennifer Ordeneaux opened the meeting for the Planning and Zoning Regular Meeting at 6:30 P.M. In attendance were: P&Z Vice Chairperson Jenifer Ordeneaux P&Z Commissioner Thomas Echols P&Z Commissioner Jennfer Henrichs P&Z Commissioner John McDonald P&Z Commissioner Henry Fuertes Also, present were Deputy City Attorney Lawrence Provins, Assistant City Attorney Katie Leiniger, Asssociate Engineer Ramiro Valdez, Community Development Deputy Director Martin Griggs, Planning Manager Katya Copeland, and Business Administrator Jennifer Danley. CONSENT AGENDA All items listed under the "Consent Agenda" are considered to be routine and require little or no deliberation by the Planning and Zoning Commission. These items will be enacted / approved by one motion unless a commissioner requests separate action on an item, in which event the item will be removed from the Consent Agenda and considered by separate action (ix. Matters removed from Consent Agenda). Approval of the Consent Agenda enacts the items of legislation. Consideration and Possible Action - Approval of Minutes - Approve the P&Z Regular Meeting minutes from July 7, 2025. Consideration and Possible Action - CPL2025-0032: Replat of Silver Land Center A request by Chris L. Hendrick, Wilson Survey Group, applicant; on behalf of Fortress Pearland Investments LLC., owner; for approval of the Replat of Silver Land Center creating 2 lots on 7.439 acres of land located south of Broadway Street and west of Hillhouse Road, to wit: Legal Description: A subdivision of 7.439 acres of land in the H.T. & B.R.R. Company Survey, Section 21, Abstract 309, Brazoria County, Texas. Also being Lot, Block 1 of Silver Land Center, according to the map or plat thereof recorded in Brazoria County Clerk's File No. 2007048605 of the Brazoria County Official Public Records. General Location: 8808 Broadway Street, Pearland, Texas. Consideration and Possible Action - CPL2025-0243: Replat of Ferri Subdivision A request by Donna Eckels, PRO-SURV, Applicant, on behalf of Luis Perret & Quyhn Nguyen, owners, for approval of the Replat of the Ferri Subdivision Plat creating 4 lots on 4.969 acres of land located north of Knapp Road, west of Glenda Street, to wit: Legal Description: A 4.969 acre tract of land, being Lot 4 in Block 1 of Ferri Subdivision, according to the map or plat recorded in Volume 19, Page 75 of the Map Records of Brazoria County, Texas. General Location: 3749 Knapp Road, Pearland, Texas. Vice Chairperson Ordeneaux asked for the motion to approve the Consent Agenda. Commissioner Echols made the motion to approve the Consent Agenda and Commissioner McDonald seconded the motion. Motion passed 5-O. ITEMS REMOVED FROM THE CONSENT AGENDA None NEW BUSINESS None DISCUSSION ITEMS 1 City Council Update Report: Deputy Director Griggs reported that etthe July 14, 2025. City Council meeting, the Council approved the first reading of Conditional Use Permit (CUP) CUP2025-0179, with a condition requiring fagade renderings, for food sales on oroff premises in the Light Industrial /&1-1\ District located at 1818 Main Street, Pearland, Texas. Mr. Griggs also reported that the Council approved two Preliminary Med extensions, PLAT22-00063 and PLAT22-00064. Lew Tract South Section one and Section two, with a condition that the infrastructure plans must be submitted and either a Social Impact Assessment /S|A\ or oonnp|ebad regional infrastructure must be provided prior to Final Plat approval. 2. Next Planning and Zoning Regular Meeting: August 4.2025 ADJOURNMENT Vice Chairperson Ordeneaux adjourned the Planning and Zoning Regular meeting at 6:35 P.M.
