MINUTES OF A SPECIAL MEETING & PUBLIC HEARING OF THE CITY COUNCIL OF THE CITY OF
PEARLAND, TEXAS, HELD ON MARCH 21, 1977, AT 7:30 P.M. IN THE CITY HALL, 2335 N.
TEXAS AVENUE, PEARLAND, TEXAS.
The meeting was called to order with the following present:

It was moved by Councilman Gray, seconded by Councilman Reid that the bids be
received into the records and referred to the City Manager and Public Work's
Director for tabulation and recommendation. Motion passed 5 to 0.

APPLICATION NO. 36, SOUTH CORRIDOR ONE, LTD. - REQUEST FOR CHANGE IN LAND USE
FROM PU TO PLAN APPROVAL:
The hearing was called to order on the amended application of South Corridor One,
Ltd. for a change in classification from PU to Plan Approval on the following
described property: A tract or parce of land containing 72 acres, more or less,
of land including all of Lots 66,67,68,69,70, and 71 of the
George W. Jenkins Subdivision located in the W.D.C. Hall
League Abstract 70, Brazoria County, Texas.
The Planning and Zoning Commission, in a meeting held on February 1, 1977
recommended Plan Approval on this tract of land to be developed into a subdivision
known as Indian Run with one single family detached dwelling unit per lot with lot
sizes no smaller than 65' x 1101.

PERSONS WISHING TO SPEAK FOR THE REQUESTED CHANGE:
Mr. Robert Regner of Houston,Texas, representing South Corridor One, Ltd. exhibited
a plat of Indian Run, a proposed subdivision with 14 blocks, divided into 316 lots.
He advised that his company desires ._t.o.. develop this areaifthe-zone change is
approved.;
PERSONS WISHING'TO_SPEAK AGAINST THE REQUESTED CHANGE:
Mr. Ray Corder of 1606 Willits representing the McGinnis Civic Club stated that
the civic club would like to go on record as being opposed to the development of
this property on Plan Approval with the small lots. The civic club felt the
development should be on an R-1 basis with larger lots.

The City Council posed several questions regarding lot sizes, size of homes to
be built and the reason for the developer asking for a zone change from PU to
P/A instead on an R-1 or R-2 classification.
Mr. Regner advised the City Council that his company needed the smaller lot
sizes in order to make adequate profit on this subdivision. He advised that
they planned to build homes in the range of 1,400 square feet to 2,200 square feet.

APPLICATION NO. 36A, SOUTH CORRIDOR ONE, LTD. - REQUEST FOR CHANGE IN LAND USE
FROM PU TO OFFICE AND PROFESSIONAL:
The hearing was called to order on the application of Corridor One, Ltd. for
change in classification from PU to Office and Professional on the following
described property: A tract of land containing 28 acres, more or less, including
all of lots 64 and 65 of the George W. Jenkins Subdivision
located in the W.D.C. Hall League, Abstract 70, Brazoria
County, Texas.
The Planning and Zoning Commission, in a hearing held on February 1, 1977, voted
not to approve this requested change.
PERSONS WISHING TO SPEAK FOR THE REQUESTED CHANGE:
Mr. Robert Regner, representing South Corridor One, Ltd., -advised that his company
did not plan to develop the property at this time, however, they felt the re-
classification of this land to Office and Professional would permit them to come
up with a definite land use at a later date.
PERSONS WISHING TO SPEAK AGAINST THE REQUESTED CHANGE:
Mr. Ray Corder, representing the McGinnis Civic Club requested that this zone
change be rejected and the property be classified not less than R-1.
