MINUTES OF A CITY COUNCIL AND PLANNING AND ZONING COMMISSION JOINT
PLANNED DEVELOPMENT WORKSHOP OF THE CITY OF PEARLAND, TEXAS,
HELD ON JULY 18, 2022 AT 6:30 PM, IN PEARLAND CITY HALL COUNCIL
CHAMBERS, 3519 LIBERTY DRIVE, PEARLAND, TEXAS.
I. CALL TO ORDER - COUNCIL | PLANNING AND ZONING COMMISSION
Mayor Cole and Planning and Zoning Commission Chair Henry Fuertes called this
meeting to order at 6:30 p.m.
II. ROLL CALL - CITY COUNCIL AND CERTIFICATION OF QUORUM
All members present.
III. ROLL CALL - PLANNING AND ZONING AND CERTIFICATION OF QUORUM
All Commissioners were present except Commissioner Angela McCathran,
Commissioner Andrew Earles, and Commissioner Jennifer Henrichs.
V. PURPOSE OF THE WORKSHOP NO.1
I. Input and Discussion: A request by Jennifer Evans, Signature Companies,
applicant, on behalf of PHE-Fite Interests LP and Tranquility Lake Estates
LLC, owners, for a Planned Development Workshop, as required by the
Unified Development Code, to discuss a proposed townhome
development, on two tracts of land totaling approximately 12.4178 acres,
to wit:
Legal Description:
Tract 1: All that certain 7.7144 acres out of Section 17 situated in the H.T.
& B. R. R. Company Survey, Abstract No. 242, Pearland, Brazoria County,
Texas, and being out of that certain 10-acre tract described in a deed dated
03-09-2001 from Michael H. Pollak, et al to Fite Interests, Ltd, as filed in the
Official Records of Real Property of Brazoria County at Clerk’s File No. 01-
011751.
Tract 2: Being 4.7034 acres of land, also being same as Reserve “E”
Commercial of of Tranquility Lake Estates Section 4, a subdivision of
15.8690 acres of land in the City of Pearland, according to the Final Plat
recoded in County Clerk’s File No. 2019010684 in the Plat Records of
Brazoria County, Texas.
General Location: Northeast Quadrant of Cullen Parkway and Fite Road
Senior Planner, Mohamed Bireima presented the Planned Development
Workshop.
Applicant, Signature Companies, Jennifer Evans was present to answer
questions from the Council and Commissioners.

VI.ADJOURNMENT
Mayor Cole and Planning and Zoning Commission Chair Henry Fuertes adjourned the
Planned Development Workshop at 7:08 p.m.
