JUNE 20, 2022 AT 6:30 PM, IN PEARLAND CITY HALL COUNCIL CHAMBERS, 3519

V.PURPOSE OF THE WORKSHOP NO. 1
1.Input and Discussion: A request by Andrew Allemand, Beacon Land
Services, LLC, applicant, on behalf of Benchmark Acquisitions, LLC,
owner, for a Panned Development Workshop, as required by the Unified
Development Code, regarding a proposed multifamily development
consisting of 165 multifamily units, on approximately 17.0470 acres of
land, to wit:

Tract 2: Being a 17.0470-acre tract of land located in the A.C.H. & B. Survey,
Section 2, Abstract No. 507, Brazoria County, Texas, less and except for
3.4905 acres being Lots 1 and 2, Block 1, Memory Care Center at Avalon,
City of Pearland, according to the map or plat recorded under Clerk’s File
No. 2014013337 in the Official Records of Brazoria County, Texas.
General Location: Southeast Corner of Main St (SH 35) and Oiler Drive
Assistant Director Community Development Martin Griggs gave an introduction
of the workshop.
Senior Planner Mohamed Bireima gave an overview of the development.
Applicant Andrew Allemand, 5301 Katy Freeway, Ste 100, gave a presentation
of the development.
Mayor Cole called for Council discussion.

VI.PURPOSE OF THE WORKSHOP NO. 2
2.Input and Discussion: A request by Alan Mueller, applicant, on behalf of
Alimas Properties, Ltd. and Massoud Motamedi, owner, for a Planned
Development Workshop, as required by the Unified Development Code,
regarding a proposed mixed-use development consisting of urban-style
multifamily development with office/business components, on
approximately 14.73 acres of land, to wit:

Tract 1: Tract of land containing 13.09 acres situated in Lots 4 and 5 of the
Allison Richey Gulf Coast Home Company Subdivision of Section 85, H.T.
& B.R.R. CO. Survey, Abstract No. 304, Brazoria County, Texas, a
subdivision recorded in Volume 2, Page 107 and 108 of the Plat Records
of Brazoria County, Texas.
Tract 2: 0.4545 acres of land situated in Lot 5 of the Allison Richey Gulf
Coast Home Company Subdivision of Section 85, H.T. & B.R.R. CO.
Survey, Abstract No. 304, Brazoria County, Texas, according to the plat

Tract 5: Tract of land containing 0.78 acres of land, being out of Lot 5 of
the Allison Richey Gulf Coast Home Company Subdivision of Section 85,
H.T. & B.R.R. CO. Survey, Abstract No. 304, Brazoria County, Texas,
according to the map or plat recorded in Volume 2, Page 107 of the Plat
Records of Brazoria County, Texas.
General Location: East side of Smith Ranch Road, South of Hughes Ranch
Road
