I OF THE CITY OF THE SECOND FLOOR CONFERENCE ROOM, CITY HELD ON HALE 3519 LIER BERTY DRIVE,
PEARLAND, TEXAS.
I. CALL TO ORDER
The meeting was called to order at 6:00 p.m. with the following present:
Chairman Pat Lopez
Vice Chairman ' Emil Beltz
Commissioner Don Baker
Commissioner Jack D. Mathis
City Engineer John Hargrove
Project Coordinator Alan Mueller
Director of Planning and Development Dennis Smith
Secretary Judy Highburger
Commissioners Mary Starr, Tommy Scott, and Nghiem Doan were absent.
II. APPROVAL OF MINUTES: Minutes of November 10, 1997
Vice Chairman Emil Beltz madeā¢a motion, seconded by Commissioner Jack D. Mathis to approve the
Minutes of November 10, 1997.
Motion passed to approve 4 to 0.
IH. NEW BUSINESS
A. CONSIDERATION AND POSSIBLE,ACTION - Preliminary Plat of Villages
of Edgewater Estates, Section One. Being 44.8 acres of land containing 101 lots,
(75' X 120' and 60' x 115' typ.) and eight reservescontaining 10.14 acres in six
blocks, out of the H.T. and B.R.R. Co. Survey, A-309 Brazoria County, Texas.
Variance:
Use of 5 foot side building line with 10 feet between houses.
Mr. John Hargrove said this is not part of Southwyck. Mr. Dennis Smith said the preliminary plat was
approved October 6, 1997. Mr. Alan Mueller said this is an area the City annexed recently, and the
requestedvariance is consistent with past requests.
A motion was made by Commissioner Mathis, and seconded by Chairtan Beltz to approve the
Preliminary Plat of Villages of Edgewater Estates, Section One with the requested variance.
Motion passed to approve 4 to 0.
B. CONSIDERATION AND POSSIBLE ACTION - Discussion on update of
Comprehensive Plan.

Mr. Smith informed the Commission there would be no action taken. He distributed copies of the
Thoroughfare Plan, and showed a proposed Thoroughfare Plan.
Chairman Pat Lopez asked if there was an important time line, and if the discussion could be postponed
until all the Commissioners are present. Mr. Smith said yes, there was another meeting on November
24th. Mr. Mueller stated Mr. Peter Boecher had been ill and staff needed to line out the items with him.
Chairman Lopez asked if the Commission would proceed through the Plan and make a recommendation
to City Council, and Mr. Mueller said yes, it is part of the Comprehensive Plan and will be adopted.
Chairman Lopez suggested a workshop be set for the December 1st meeting, and the Commission and
staff concurred. There was no further discussion.
