COMMISSION, OF THE CITY OF PEARLAND, TEXAS, HELD MONDAY,
MAY 6, 1996, IN THE SECOND FLOOR CONFERENCE ROOM, 3519 LIBERTY
DRIVE, PEARLAND, TEXAS.
I. CALL TO ORDER
The meeting was called to order at 7:00 p.m. with the following present:

Minutes of April 22, 1996
A motion to approve the minutes of the April 22, 1996 meeting, was made by Vice Chairman
Emil Beltz, seconded by Commissioner Peggy Mayfield- Royer.
Motion Passed 6 to 1. (Commissioner Marshall Eggers abstained).
II1. NEW BUSINESS
A. CONSIDERATION AND POSSIBLE ACTION - Preliminary Plat of
Oakbrook Estates Recreation Center, being a subdivision of 0.7639 acres
of land out of the W.D.C. Hall Survey, Abstract No. A -70, containing
2 reserves in 1 block
Al Lentz, Lentz Engineering was present representing the developer, Oakbrook Estates Ltd.

City Engineer John Hargrove recommended approval of plat as submitted.
Commissioner Marshall Eggers made a motion, seconded by Commissioner Randy Patro, to
accept the preliminary plat of Oakbrook Estates Recreation Center.
Motion Passed 7 to 0.
B. CONSIDERATION AND POSSIBLE ACTION - Preliminary Plat of
Dixie Woods, Section Two, being 15.8763 acres of land out of lots 68, 69,
& 70 of the George W. Jenkins Subdivision, containing 64 lots in 5
blocks
Al Lentz, Lentz Engineering was present representing the developer, Dixie Group, Inc.
City Engineer John Hargrove noted three items on the plat which need corrections.
Commissioner Rob Larsen made a motion, seconded by Commissioner Jeffery O'Brien, to accept
the preliminary plat of Dixie Woods, Section Two, with the corrections required by City
Engineer, John Hargrove.
Motion Passed 7 -0.
Corrections required:
l.) Street light between lots 12 and 13 on Pineywoods Drive
2.) Benchmark shown for 1978 adjustment
3.) Note 8 on the plat needs to have the words "or across" inserted between the words
"in" and "the" on second line.
C. CONSIDERATION AND POSSIBLE ACTION - Final Plat of
Southdown, Section Six, being 21.1557 acres of land located in the
F.B. Drake Survey (Section 20), Abstract No. 506, containing 101 lots in
6 blocks
Steve Gardner, Ferro- Saylors, Inc. was present representing developer, Lennar Homes of Texas,
Inc.
City Engineer John Hargrove recommended approval of plat as submitted.
Commissioner Marshall Eggers made a motion, seconded by Commissioner Rob Larsen to accept
the final plat of Southdown, Section Six, and to approve the variance as requested.

Motion Passed 7 to 0.
Variance Requests:
1.) Variance requesting use of a 20 foot building line on all lots,
including cul -de -sac and thumbnail lots.
IV. DISCUSSION ITEM: Capital Improvement Program
Richard Burdine presented an update of the Capital Improvement Program to the Commission.
Lengthy discussion between Mr. Burdine and the Commission followed. Mr. Burdine asked the
Commissioners to bring information regarding any specific projects which they did not discuss
to the next regular scheduled meeting.
