MINUTES OF A REGULAR MEETING OF THE PLANNING AND ZONING
COMMISSION, OF THE CITY OF PEARLAND, TEXAS, HELD MONDAY, JANUARY 169
1995 AT 7:00 P.M., IN THE COUNCIL CHAMBERS, CITY HALL, 3519 LIBERTY DRIVE,
PEARLAND, TEXAS.
The meeting was called to order with the following present:

APPROVAL OF MINUTES: Minutes of December 5, 1994
A motion to approve the minutes of the 12 -5 -94 meeting, was made by Vice Chairman Pat Lopez,
seconded by Commissioner Marshall Eggers.
Motion Passed 4 to 0. (Commissioner Robert Larsen Abstained).
NEW BUSINESS
Validity of the Excuse of Commissioner Robert Larsen for Absence from Three Consecutive
Planning and Zoning Commission Meetings Meetings of December 5. 1994: November 14,
1994 and November 7, 1994. Chairman Emil Beltz conveyed the importance of attending the
Planning and Zoning Meetings on a regular basis.
Chairman Emil Beltz made the motion, seconded by Commissioner Charles Philipp to excuse Robert
Larsen from the December 5, 1994 Planning and Zoning Commission Meeting.
Motion Passed 5 to 0. (Commissioner Robert Larsen abstained).
Final Plat Magnolia Estates, Section 1. Chuck Davis was present requesting approval of the final
plat of Magnolia Estates, Section 1.
City Engineer Hargrove recommended approval as submitted.
Commissioner Charles Philipp made the motion, seconded by Commissioner Peggy Mayfield -
Royer, to approve the final plat of Magnolia Estates, Section 1, as submitted.
Motion Passed 6 to 0.
Final Plat Pine Oaks Subdivision. Mr. Scott Bui, attorney for the owner, was present requesting
approval of the final plat of Pine Oaks Subdivision.
City Engineer Hargrove recommended approval with correction as specified. He also mentioned
the owner has agreed to construct the private street to the City of Pearland specifications.

1. Change the 1' fence easement to a 2' fence reserve.
Vice Chairman Pat Lopez made the motion, seconded by Commissioner Robert Larsen to approve
the final plat of Pine Oaks Subdivision, with the correction as specified by the city engineer.
Motion Passed 6 to 0.
Discussion of Proposed Changes to the Subdivision Ordinance, Mr. Burdine presented section
"27.5 Required Improvements" to the Commission and explained the changes shown.
In section 27.5(A)(4) add "before acceptance by the City Council" to the end of the paragraph.
In section 27.5(A)(5)(a) would like developer input regarding the amount of the surety bond.
In section 27.5(A)(8) delete "within the City" at the end of the paragraph.
