COMMISSION OF THE CITY OF PEARLAND, TEXAS, HELD AT 6:30 P.M. ON
OCTOBER 6, 2003, IN THE SECOND FLOOR CONFERENCE ROOM OF CITY
HALL, 3519 LIBERTY DRIVE, PEARLAND, TEXAS
I. CALL TO ORDER
The meeting was called to order at 6:35 p.m.
Commissioner Ray Bacon was absent.

Commissioner Ruby Sandars made a motion to approve with a second made by
Vice Chairman Sheryl Greiner.

M. NEW BUSINESS
" A. CONSIDERATION & POSSIBLE ACTION —ZONING APPLICATION
NO. 1121
Request for an amendment to the Land Use and Urban Development Ordinance of
said City to amend the existing Planned Unit Development (PUD), on the
following described property, to wit:

Executive Director of Community Services Tobin Maples stated the applicant is
still working on their plans to build the masonry wall and address the drainage.
Mr. Maples added that this may take until the end of October.
Commissioner Don Sederdahl asked what does that have to do with the
ownership.
Deputy City Attorney Nghiem Doan asked if they have given any ownership
information. Executive Director of Community Development Tobin Maples
replied "no".
Commissioner Ruby Sandars made a motion to table for one month with a second
made by Vice Chairman Sheryl Greiner.
Mrs. McMasters, an adjacent property owner, stated she would like to see the
drainage finished as quick as possible, because flooding will be worse.

B. CONSIDERATION & POSSIBLE ACTION — Preliminary Plat of Shadow
Creek Ranch SF-31, 26.736 acres, being out of the S.G. Haynie Survey, Abstract
212, City of Pearland, Brazoria County and Abstract 620, Fort Bend County,
Texas
City Engineer, Doug Kneupper, stated staff recommends approval as presented.

Abstract 212, City of Pearland, Brazoria County, Texas
City Engineer, Doug Kneupper, stated the applicant has addressed all of staff's
comments and therefore, staff is recommending approval.

F. CONSIDERATION & POSSIBLE ACTION — Preliminary Plat of
Savannah Meadows Section Four, Being 45.1 acres of land containing 135 lots
and six reserves in four blocks out of the A.C.H. & B. Survey A-403, J.S.
Talmage Survey, A-562 Brazoria County, Texas
City Engineer, Doug Kneupper, stated this project is located outside the City of
Pearland. Mr. Kneupper stated staff recommends approval.

G. CONSIDERATION & POSSIBLE ACTION—Final Plat of Reyna Estate a
1.7174 acre tract, out of that certain 102 acre tract in Section 5 of the H.T. & B.
Railroad Company Survey, Abstract 237, City of Pearland, Brazoria County,
Texas
City Engineer, Doug Kneupper, stated staff recommends approval with one
comment that the developer pay $ 170.00 for detention fees.

H. CONSIDERATION & POSSIBLE ACTION — Final Plat of Bakerfield
being a replat of 2.141 acres of land out of lot 2 of Einar Hoidale's Subdivision,
recorded under Volume 238, Page 13, B.C.M.R. out of the B.B.B. & C.R.R. Co.
Survey Abstract No. 160, Brazoria County, Texas
City Engineer, Doug Kneupper, stated this plat is located in our Extra Territorial
Jurisdiction and staff recommends approval with two comments: correct the
Planning and Zoning Member's names and delete the county surveyor.

I. CONSIDERATION & POSSIBLE ACTION — Final Plat of Tranquility
Lakes Section Three, a subdivision of 16.5422 acres of land located in the H.T. &
B.R.R. Company Survey, A-242 Brazoria County, Texas Brazoria County
Municipal Utility District No. 1
City Engineer, Doug Kneupper, stated this is a Multi-Family development outside
of the City of Pearland on Fite Road. Mr. Kneupper stated staff recommends
approval with one comment: finalize the dedication of the landscape easement.

David Ransom.

J. CONSIDERATION & POSSIBLE ACTION—Preliminary Plat of Dolen
Estates, a subdivision of 7.6525 acres of land in the H.T. & B. Railroad Company
Survey, Section 3, AB-232, Brazoria County, Texas, being a replat of a portion of
Lots 45 and 49 in the W. Zychinski Subdivision and being a portion of 18.059
acres recorded in Vol. 1020, pg. 856 of the Deed Records of Brazoria County,
Texas
City Engineer, Doug Kneupper, stated the applicant addressed all of staffs
comments therefore we recommend approval.
Chairman Todd Iocco commented there is no north arrow on the vicinity map.
