CALL TO ORDER
Chairperson Daniel Tunstall opened the meeting for the P&Z Regular Meeting at
9:23 P.M.
In attendance were:

Also present were Deputy City Attorney Lawrence Provins, Planning Manager Martin
Griggs, Planner Vince Hustead, Assistant Director of Engineering Raj Shrestha, and
Office Assistant Alma Gonzales
Chairperson Tunstall read into the record the items on the consent agenda.
Commissioner Wicker made a motion to approve, Commissioner Cade seconded the
motion.
CONSENT AGENDA
All items listed under the "Consent Agenda" are considered to be routine and
require little or no deliberation by the P&Z Commission. These items will be
enacted / approved by one motion unless a commissioner requests separate
action on an item, in which event the item will be removed from the Consent
Agenda and considered by separate action (ix. Matters removed from
Consent Agenda). Approval of the Consent Agenda enacts the items
of legislation.

;for approval of a Variance Permitted in Section 2.6.1.1 (b) (1) of the Unified Development

Planner Hustead presented the staff report with exhibits and informed that staff
recommended approval of the requested variance of 3,581 square feet from the
minimum lot size of 12,500 square feet required by Section 2.4.4.2 (c) (1) a, to allow the
replat of an 8,918 square foot lot permitted by Section 2.6.1.1 (b) (1), of the UDC which
requires approval by the Planning and Zoning Commission.
1. The variance will allow the applicant's property to be platted.
2. The variance will allow the redevelopment of the property.

amendments to the Rice Drier Commerce Park Planned Development (PD) to allow a
Farm Supply Store and Outdoor Storage within the PD, on approximately 22.86 acres of
land; to wit:
Legal Description: Being all of Lots 1,2, 3 and a Detention Reserve of the Rice Drier
Commerce Park Addition, an addition in the City of Pearland, Brazoria County as
described in the Final Plat recorded in County Clerk's File No. 2019027535 in the Plat
Records of Brazoria County, Texas.
General Location: West of Main Street, between Halik Road and Orange Street,
Pearland, Texas
A discussion ensued regarding the sale of baby chicks at this location. Deputy City
Attorney Provins explained the prohibited animals listed in chapter 6 in the city's code of
ordinances.
Chairperson Tunstall made a motion to amend to require no sales of other animals
Commissioner Cade second the motion. The motion to amend passed 5-0

CONSIDERATION AND POSSIBLE ACTION — ZONE CHANGE APPLICATION

A request by Jon Arledge, applicant, on behalf of V & B Cornerstone LLC, owner, for
approval of a zoning change from Single-family Residential -3 (R-3) District to General
Commercial (GC) District, on approximately 0.63 acres of land; to wit:
Legal Description: Being a tract of land containing 0.63 acres, more or less, out of
Lots 3 and 4, L.W. Murdock Subdivision, A C. H. & B Survey, Abstract No. 507,
Brazoria County, Texas, according to the map thereof in Volume 29, Page 174 of the

Commissioner Wicker had concerns with the buffers between industrial and residential
uses.

Commissioner Earles asked staff if they had recommended approval for the request. Staff
informed the development review committee (DRC) had no objections.
