Use Permit to Use a 12' x 55' Mobile Home as a Permanent Office in an M-1 District
on the Following Described Property, to -wit:

1. Mr. Harrell D. Lusk, 5121 Meadowcrest, LaPorte, Texas.
Mr. Lusk explained his company is an oilfield supply business and they were in the
process of building a 60' x 80' metal structure to be used for warehousing, light
manufacturing, shipping and packing. He is requesting a Specific Use Permit to use a
mobile home on the site as an office. They intend to remove the axle from under the
mobile home, secure it on a concrete pad and put skirting around it. Then, in a year
or so, when business is better, they plan to remove the mobile home and construct an
office building.

In a general discussion between Staff and Council it was pointed out that after Mr.
Lusk' s, explanation of how he was going to prepare the mobile home as an office, the
building might then be classified as a pre -manufactured or modular housing, and this
matter would be covered under a different ordinance than the zoning ordinance. City
Attorney Luke Daniel advised that as there will be no residential use for this mobile
home, it would be inappropriate to grant a Specific Use Permit and that he would
direct the Planning & Zoning Commission, in their meeting following the hearing
tonight, to pass on the matter until such time they receive a recommendation from
City Staff.

DOCKETED PUBLIC HEARING NO. 2
PURPOSE OF THE HEARING
Request by City of Pearland for an Amendment to the Land Use and Urban Development
Ordinance of Said City from Classification Multi -Family (MF) to General Business
(GB) on the Following Described Property, to wit:
Abstract 147, South part of Tract C-1, (being the South portion along F.M. 518)
ACH & B Survey, Containing Approximately 1.60 acres. (Property along F.M. 518,
South Side, from Galveston Street to 3518 E. Broadway - Plaques 'N Plates.)
PERSONS SPEAKIW FOR THE PROPOSED CHANGE
City Manager Ron Wicker explained this property was previously zoned General
Business, and in the process of passing our new zoning ordinance and amending our
maps, this property was mistakenly zoned Multi -Family. Therefore, the City Staff has
initiated this zone change to get the property back to the zoning it has been
operating under.
City Attorney Luke Daniel advised that this was obviously a clerical error and in
order to change the zoning back to what it was originally intended, it was necessary
for Staff to come to Planning & Zoning and Council to request this change.
PERSONS SPEAKING AGAINST THE PROPOSED CHANGE - None
