PURPOSE OF HEARING - PROPOSED ANNEXATION OF APPROXIMATELY
42.5822 ACRES OF LAND.
42.5822 acres of land, more or less, generally located near the southwest corner of SH
288 and BW 8, west of Anagost Road (unopened), south of Riley Road (unopened) and
east of Hooper Road, consisting of all or part of lots 37, 37-1/2, 38, 38-1/2, 43, 43-1/2,
44, 44-1/2, 53, and 54 of the Allison-Richey Gulf Coast Home Company subdivision,
Section F, James Hamilton Survey, Abstract 876, Harris County, Texas.
STAFF REVIEW OF THE SERVICE PLAN
Executive Director of Community Services, Tobin Maples, stated this is a voluntary
request of annexation of property approximately 42.5822 acres, generally located in
Harris County, southwest corner of SH 288 and Beltway 8. The applicant is seeking
annexation into the City in order to develop a business park. Several Joint Workshops
have been held with the Planning & Zoning Commission and City Council regarding the
use of the property. The proposed annexation schedule begins May 3, 2004, with the
first Public Hearing. The second Public Hearing will be held on May 17, 2004. The first

and second readings of the Ordinance will occur on June 14, 2004, and June 28, 2004.
This is part of the proposed Spectrum Business Park.
CITIZEN COMMENTS
Michael Klaus, 5016 Groveton, addressed Council and asked Council if the City of
Pearland is willing to adopt the same policy as the 'City of Houston using the more
conservative restrictive development. He stated the most conservative documents of
the City should be utilized.
COUNCIL/STAFF DISCUSSION
Councilmember Viktorin asked for the advantages the requestor would have if annexed
into the City.
City Manager, Bill Eisen, stated the developer believes it would be their advantage to
have the City's zoning restrictions in place on the property to ensure consistency as the
area is developed.
Mayor Reid stated he thinks this will bring a uniformed look to the property.
