stated the future land use plan designates low-density single family residential therefore is
not in conformance. However, the surrounding properties have a mixture of uses and the
location is in a transition area therefore staff is recommending approval.

III. APPLICATION INFORMATION AND CASE SUMMARY
A. STAFF REPORT
Planning Manager Lata Krishnarao stated the property is currently an existing doctors office
and the intent is to build another office/retail building. She stated the proposed zoning is in
conformance with the future land use plan. Mrs. Krishnarao stated staff recommends
approval.
B. APPLICANT PRESENTATION
Jim McGregor, AIA, 520 Post Oak Blvd, Ste 880, Houston, Texas. Architect for Randy
Ellis, stated that Dr. Ellis purchased the additional tract to build an additional building which
will be mainly medical offices or professional offices.
IV. PERSONS WISHING TO SPEAK FOR OR AGAINST THE PROPOSED REQUEST
Ronald Price, 3204 Hamm Road, Pearland, Texas. Mr. Price has no problem with the PUD,
does not want to see a convenience store, restaurant, or recreational club in the area.
Randy Ellis, 1105 Cowards Creek, Friendswood, Texas. Dr. Ellis addressed Mr. Price's
concerns and stated that the building will be used for medical/dental office.
Virgil Gant, 2102 Limirick, Pearland, Texas. Mr. Gant stated that this would be an office
where his wife could expand and grow her practice. Mr. Gant stated that the proposed
building looks nice and would work well for Pearland.
V. COUNCIL/PLANNING COMMISSION/STAFF DISCUSSION
There was discussion among the Council, Planning & Zoning Commissioners and Staff
regarding setbacks, drainage, driveways, masonry fence, and various restrictions.
The public hearing adjourned at 7:34 p.m.
