Executive Director of Community Services Tobin Maples gave a brief description of the
surrounding properties. Mr. Maples stated we have not received any public comment
forms in support or opposition. Mr. Maples added the comprehensive plans recommends
General Business and is and the request is consistent and compatible with the
surrounding properties. W. Maples stated that Cullen Blvd. will eventually be widened
and a Traffic Impact Analysis will be required by the developer as the property is
developed. Mr. Maples indicated staff recommends approval.
B. APPLICATION PRESENTATION
Al Lentz, 4710 Bellaire Blvd., Bellaire, Texas, representing Mr. Wise, stated this zone
change is consistent with the comprehensive plan for retail. Mr. Lentz added we would
appreciate your support.
IV. PERSONS WISHING TO SPEAK FOR OR AGAINST THE PROPOSED
REQUEST
Bilton Simmons, representing Andrew Simmons, 4830 Mallow Street, asked if there are
any plans to update Hillhouse Road.
Executive Director of Community Services Tobin Maples replied that the applicant may
be required to have a Traffic Impact Analysis, but he is sure there are no Hillhouse
improvements with this application, but the future plans are to improve Hillhouse Road.

surrounding properties and we have not received any forms in support or opposition. Mr.
Maples stated the application is not consistent with the comprehensive plan, which
recommends park and recreation uses. Mr. Maples added this tract has no access, and a
Traffic Impact Analysis will be required. Mr. Maples stated staff recommends approval
because the application is consistent with current zoning in the Shadow Creek Ranch
area.

appreciate the applicant coming to us and working on the extension of Reflection Bay.

A. STAFF REPORT
Executive Director of Community Services Tobin Maples gave a brief description of
surrounding properties. Mr. Maples indicated the applicant plans to build one single-
family dwelling. Mr. Maples stated the comprehensive plan recommends low-density
single family, therefore the request is consistent. Mr. Maples added that Garden Road
would require 80 feet of right of way, and there may be a need for additional land when
the applicant begins to plat the property.
B. APPLICANT PRESENTATION
Jeoffery Whitehead, 4902 Bayou Vista, stated he and his wife would like to build a new
single-family residence.
